Golf ownership guidance
Understanding Golf Membership Types
The membership connected to a property can be as important as the home itself. These common Southwest Florida arrangements affect joining costs, annual expenses, tee-time access, and resale.
Equity Golf
The buyer purchases a separate club membership and generally pays annual dues. Memberships are often limited, which may improve tee-time availability during the winter season. Confirm the current initiation amount, refund or resale terms, waitlist, assessments, and whether membership is available when the home closes.
Bundled Golf
Golf membership is tied to ownership of the home or condominium. Owners generally pay annual club dues and may also pay cart, trail, food-and-beverage, or other charges. Confirm whether every property has the same membership category and which family privileges transfer with the property.
Public Golf
The course is open on a pay-as-you-play basis. A nearby residential community may offer preferred rates or advance tee-time privileges, but owning a home does not necessarily include membership rights. Confirm resident benefits directly with the course.
Always verify before purchasing: membership type, mandatory or optional participation, initiation charges, annual dues, member limits, transfer rules, waitlists, assessments, cart programs, minimum spending, and the exact rights attached to the property.
