Start with the full cost of ownership
Choose a comfortable monthly budget before deciding on a maximum purchase price. Include principal and interest, property taxes, homeowners and flood insurance where applicable, association fees and district assessments. Keep funds available for inspections, moving and maintenance.
Prequalification and preapproval
Prequalification often provides an initial borrowing estimate; preapproval usually involves more financial review. Lenders use these terms differently, so ask what documents and credit information they have checked. A preapproval letter is a conditional indication of financing, not final loan approval. Check the amount, conditions and expiration date.
Documents to prepare
Your lender will specify what is needed. Common requests include identification, income records, bank and investment statements, tax returns where applicable and information about debts. Retirement, self-employment and investment income may require additional documentation. Provide financial documents directly through the lender’s secure process.
Compare loan offers
Review the rate, annual percentage rate, loan term, points, lender fees and estimated cash to close. Compare offers using the same loan amount and similar assumptions. Ask whether the rate is locked, when the lock expires, and how a closing delay would be handled.
From an accepted offer to closing
- Update the application: give the lender the contract and property details; track financing deadlines.
- Property review: the appraisal addresses value for lending purposes; it does not replace a home inspection.
- Underwriting: respond promptly to document requests. Condominium financing may also require association and building review.
- Final approval: confirm remaining conditions and coordinate timing with the title company.
- Closing review: compare your final Closing Disclosure with the Loan Estimate and resolve questions before signing.
Keep the financing on track
Discuss new borrowing, major purchases, job changes and large account transfers with your lender before making them. For new construction, coordinate the rate lock and financing schedule with the expected completion date.
